Review the rental criteria below & then submit a rental application form online or download an Excel file to complete. All applications for ANY rentals are approved or denied using the following criteria:
Applications MUST be filled out completely and accurately. Incomplete applications will be automatically rejected or not processed. Any omissions or misstatements made on your application, whether or not discovered before you move in, is grounds for denial of an application or termination of an existing lease. Information must be legible and verifiable. IF applying in office, each applicant must present a valid government photo ID.

A positive credit history is required with a score of 600 or higher. An adverse credit reference, high debt, past due or dishonored debt, or the absence of credit history may be grounds for rejection.
Applicants who have any civil judgments, record of bankruptcy or liens may be rejected. In addition, applicants who have been or are currently a party to an eviction proceeding, lawsuit, conciliation court matter or other court proceeding involving a dispute with a landlord, money owed to another party or the foreclosure of a mortgage may be rejected.

Verifiable income from all sources must be sufficient to pay the applicant’s rent, which cannot exceed 30%-40% (depending on utilities included) of the total verifiable income that applicant receives per month.
YOU MUST HAVE A VERIFIABLE SOURCE OF INCOME TO APPLY. If you know you do not have sufficient income, please reapply when you do.
All adults to live in the property must go through the application process and sign a lease. Occupancy is limited to the rental code of the city in which the property is located.
Pets are ONLY allowed if a specific owner has given prior approval. This will be stated on our Current Rental Listing, along with whether or not the owner requires a pet deposit, pet fee and/or pet rent. Also, pet breed is limited to what the owner’s insurance company will provide coverage for under the owner’s insurance policy.
Once we receive all information regarding your application, you will need to call our office 24 business hours after submission to check approval. If you are approved, we will then be able to set up showings to units within your price range. LEASING SIGHT UNSEEN IS NOT AN OPTION.
