Tenant Screening & Rental Criteria

Review the rental criteria below & then submit a rental application form online or download an Excel file to complete. All applications for ANY rentals are approved or denied using the following criteria:

Application Requirements

Applications MUST be filled out completely and accurately. Incomplete applications may be automatically rejected or not processed. Any omissions or misstatements made on your application, whether or not discovered before you move in, is grounds for denial of an application or termination of an existing lease. Information must be legible and verifiable. IF applying in office, each applicant must present a valid government photo ID.

Fair Housing Statement

We do not discriminate against persons on the basis of race, color, religion, national origin, sex, familial status, disability, creed, marital status, ancestry and sexual or affectional orientation.


A positive credit history is required with a score of 600 or higher. An adverse credit reference, high debt, past due or dishonored debt, or the absence of credit history may be grounds for rejection.


Applicants who have a criminal history may be rejected.


Applicants who have a civil judgment, record of bankruptcy, conciliation or liens may be rejected.


Income from all sources must be sufficient to pay the applicant’s rent, which is 30%-40% of what monies acquired per month. To be counted as income, all monies coming in must be reliable and predictable.


All adults to live in the property must go through the application process and sign a lease. Occupancy is limited to the City of Bemidji rental code.


Pets are ONLY allowed if a specific owner has prior approved. This will be stated on our Current Rental Listing. A minimum $500 refundable pet deposit is required for all properties. If a certain owner wishes, a higher deposit can be required. Also, pet breed is limited to what the owner’s insurance policy is limited to.

Business relationship

The relationship between a property manager and a tenant is a business relationship. A courteous and businesslike attitude is required from both parties. We reserve the right to refuse rental to anyone who is verbally abusive, swears, is disrespectful, makes threats, has been drinking, is argumentative or in general displays an attitude at the time of the unit showing and application process that causes management to believe we would not have a positive business relationship.


Application Process

Once we receive all information regarding your application, you will need to call our office 24 business hours after submission to check approval. If you are approved, we will then be able to set up showings to units within your price range. LEASING SIGHT UNSEEN IS NOT AN OPTION.
